Ranches For Sale Market Update

At Harrigan Land Company we have been fortunate to stay busy in an overall slow ranch market. 2009 was a tough year for most ranch real estate companies, and we are excited and optimistic about what the future of ranch sales holds. Since October of 2009, we have seen an increase of interest in our ranches for sale activity, and have talked with other brokers who have reported the same. During this time period, we have been able to close a hand-full of  good deals representing both buyers and sellers. We have also been able to acquire some exceptional ranch listings and are currently marketing those fishing and hunting properties for sale. Below is our take on the ranch real estate market and what we believe the future holds.

We believe the land and ranch for sale market as a whole is beginning to rebound from the price corrections of the last couple years. In the peak of the market in 2007, buyers had money to spend and were spending freely, driving ranch prices to peak levels and giving sellers unrealistic expectations of what their ranch property for sale was worth. The second half of 2008 to present time has been slow in the ranchland for sale market overall with less transactions and sale prices substantially discounted from the ranch market’s peak in 2007. In our opinion, the hardest type of property hit has been the “resort ranch” where the majority of the property’s value is derived from its close proximity to resort towns.  Our specialization, fishing and hunting ranches for sale, have not been affected nearly as much.
