Although the river is the primary asset on this ranch, excellent water rights that create100 acres of irrigated land provide agricultural opportunities, and a shop and pole barn serve the haying operation. Mule deer and elk are attracted to the meadows, so hunting is superb in the fall. A portion of the property has been mined for gravel, which could be expanded as well, or the entire property could be maintained as-is under a conservation easement.
Steamboat Springs needs no introduction as a world-class skiing and cultural resort, and it lies only 15 minutes to the east. Airline connections are abundant, particularly in the ski season, via Yampa Valley Regional Airport, only 14 miles to the west.
